Carol Anne is the best

We met Carol Anne in 2018 through our credit Union preferred agent program. She helped us purchase our first house. We were extremely impressed with her then. We recommended her to our parents when they were moving to the area. When she found their house we realized it would be a really good time for us to move into our next home. Carol Anne is extremely smart and savvy, and always finds a way to get it done. She worked with our approach to put in good offers, in a slow market while keeping our sale contingency. We kept putting in offers on places we liked but keep getting out bid or feedback that sellers didn’t like our sale contingency. We found a condo we really liked but didn’t get it. She went door-to-door for us asking if anyone was interested in selling soon. She found a couple in the exact same complex that was interested in selling but didn’t want the hassle of hosting an open house. Then when time came to sell our house, she was able to stage our home while we still lived there. Work with our schedule with young kids to host open houses and secured over 3 offers by 5pm on the last day of our open house weekend. Our first buyer was concerned our property had foundation issues and Carol Anne was able to get a structural inspection on a holiday. When the first buyer backed out, she was quick to put the house back on the market, creating interest and secured 7 more overs, including a very strong offer from a family that Carol Anne was representing. She went above and beyond to make sure the condo we were moving into got inspected, cleaned out. She hand delivered every contract document to the sellers since they were not very computer literate. She sifted through all the sellers file boxes full of historical documents to provide us an accurate home disclosure. She has contacts in the community to get done whatever you need to get done and she has a kind heart.

I was refered to Carol Anne by my mother and aunt. She is a go-getter and very straight forward. My husband can be very difficult and would not compromise on a lot of things. Carol Anne did an amazing job of listening to us and going to bat for us on what we wanted and needed. She helped negotiate us a short sale on a house and helped us get well below market value. After it closed escrow, we had an issue with the earthquake shut off valve being improperly installed. I hired Carol Anne to sell a home I co-owned with my ex-husband, who had been court-ordered to sell it seven years earlier. After years of delays the only option was to go back to court to force the sale. Carol Anne did an outstanding job navigating a very difficult and sensitive situation for my family. Handling it with knowledge, professionalism and sensitivity in every way while having to work with my ex, who was extremely uncooperative throughout the process. The home was a 2,500 sq ft addition that had never been fully completed—essentially a shell. Despite this, Carol Anne made sure all disclosures were properly handled, especially since the property couldn’t qualify for traditional financing. She secured multiple all-cash offers—over 10, all above asking. But my ex refused to make a decision and demanded more money, which led us back to court. I had very unrealistic expectations from her and she exceeded them all. She told me exactly what needed to be done, and has a huge source of incredible (and cheap) contractors which she was able to line up for me, and made the schedules while the whole time marketing my home with all the latest tools that I had no idea were out there. She's got a great reputation and a huge client base and was bringing people by from week one. Once the house hit the market I think it sold in 12 days. I say I think because my work schedule didn't allow me to be around for it all and she was already actively pursuing the buying of our new home, again using all the latest tools and extensive contacts and client base. Lots of phone calls from me at unreasonable hours and not once did I feel a burden although I knew that I was. She knew what we were looking for and she found it! Once we found our new home, she negotiated a great price and handled all the inspections and work that needed to be handled prior to the sale. Once we had that house in the process, she had all the docs and paperwork flowing like water in both directions on both homes. I didn't know what I was signing half the time being honest but fortunately, I had Carol Anne looking out for my best interests. What needed to be done and signed was handled when it was supposed to be handled and the whole process was completely seamless. Carol Anne was available and present through every step and made all the commitments I couldn't make as well as shifted everybody's schedules around mine when I had to be there. Her advice and wisdom throughout the process went well beyond a realtor/client relationship and saved me from sabotaging my own process. She played hardball for my interests and wouldn't be pushed around while the whole time keeping her professional, sweet attitude. To me, that goes a long way and I felt that I was being treated as a friend or family member rather than some Joe off the street. I met Carol Anne because she cold-called me back in 2021. I was trying to sell my home before and wasn't having success. So I rented it out. Unfortunately, I got a bad renter that not only owes me a large amount of unpaid rent over the 2 years he was there but he badly damaged the property. Carol Anne was very persistent in getting me to work with her. She called me consistently and relentlessly. I thought that if someone is that insistent on getting someone to work with her, I could only imagine how hard of a worker she would be if I hired her. It came to a point where I did not know what to do. This tenant was living there, he wasn't paying me and he had no plans to leave and the Covid moratorium was really becoming a problem for me. Everyone I spoke with told me that there was nothing I could do. I am a spiritual man so I prayed about it while on vacation, and I decided that if she called the next day, I was hiring her. And sure enough, she DID call me. Carol Anne helped me get the tenant out by referring me to an eviction shark. She found out that there was a loophole in LA County-owned properties that allowed me to evict tenants for non-paying for certain months. Carol Anne helped finance the improvements after the eviction in order to make the house more desirable for sale. The work was completed in a few short weeks. She listed the home immediately and had it virtually staged with professional marketing and photos. She found me a willing and able buyer to pay full price for the home in under a week. We listed this home after the market took a turn with interest rates increasing. So we were really happy to get one great Buyer and had a successful close in under 30 days.
